Colony Ridge representatives told undercover journalists that they do not check the citizenship status of those seeking to buy land in the Liberty County development.
According to the employees, the development is open to bulk land sales to foreign buyers.
Sales representative Sandy Moreno also revealed to Project Veritas journalists that Chinese investors have expressed interest in the development.
“We can negotiate that,” said Moreno when asked if they would be open to selling land in bulk to foreigners to settle Colony Ridge.

Moreno revealed that most buyers are from Mexico, Guatemala, and El Salvador. She said that the development does not check for immigration status.
Colony Ridge has been the subject of controversy with critics saying the development is mostly populated by illegal aliens.
“We don’t care if they are from Mexico or anywhere,” said Justin Chaney, commercial development sales representative at Colony Ridge. “I don’t check anyone’s citizenship status.”
The employees said that they ask for two forms of identification. The country of origin for those IDs does not matter for the purpose of selling land.
“A passport is a passport,” Chaney said.
Chaney revealed that Colony Ridge currently reports 12,650 rooftops with 4.3 residents each in the development. He estimated that 55,000 people live in Colony Ridge. Other estimates have placed the number at more than 100,000.
“We finance our residential lots as low as $500 down,” Chaney added.
Colony Ridge has become a magnet for illegal alien crime. Last week, the Texas Department of Public Safety working with federal authorities arrested 118 criminal aliens in Colony Ridge. Criminal aliens accused of murder and sexual assault of a minor were among those arrested.
Both the state and federal governments have sued Colony Ridge, alleging the development targets illegal aliens for land sales with Spanish marketing on social media and predatory loans that don’t require a social security number.
Colony Ridge did not respond to Texas Scorecard‘s request for comment.
